mæ was asked by Swan Housing Group to develop designs for a mixed development of some 330 dwellings with commercial and community units in Ilford East London. Sandwiched between a busy railway line and gyratory system the site is over looked by an adjacent eighteen floor residential tower to the South West. The proposal was developed with planning advice from Planning and Urban designers Tibbalds.

The brief for the design development of Peachy house required that it deliver a high quality, mixed tenure affordable housing scheme, designed to maximise sustainable features such as water attenuation features, green roofs and extensive street tree planting, with up to 20% site generated energy.

The proposal consists of a series of ten-floor, conjoined blocks surrounding a semi-private green courtyard. This area will form a lung and lounge for this dense development, shielded from both the railway tracks and Ilford Hill gyratory system. An eighteen-floor tower to the North East of the site gives superb views over the city and forms a suitable urban feature alongside the proposed redevelopment site of Ilford station.


The scheme conforms to the Mayor of London’s Housing Design Guide standards. Scheme unit and habitable room density is based on the high local PTAL of 6a as set out in the draft replacement London Plan.
